Quit Claim Deed Form FAQ
A quit claim deed (also known as “no-warranty deed”) is a document that transfers the right of ownership of a property to another person without guaranteeing that the property doesn’t have legal claims, unpaid taxes, or other burdens. It is usually signed by family members or other people who trust each other.
To file a quit claim deed, start by downloading a form and filling it out. Next, get it notarized. Then, get the appropriate additional documents (Preliminary Change of Ownership Report, Documentary of Transfer Tax, Notice of Exempt Transaction, etc., if applicable). Finally, take it to your county recorder’s office to have it entered into the record.
After a quit claim deed is recorded it becomes official and the transfer of the property is registered. In some states it isn’t even required, as the deed becomes valid once it’s signed by the grantor and accepted by the grantee.
