This Real Estate License Agreement (the "Agreement") is entered into as of (state the date) by and between [Licensor.FirstName][Licensor.LastName] (the "Licensor") and [Licensee.FirstName][Licensee.LastName] (the "Licensee"), referred to herein collectively as the "Parties."

1. Purpose of the Agreement

This Agreement aims to grant the Licensee a non-exclusive, limited license to use the real estate owned by the Licensor for residential purposes or business activities.

2. Entire Agreement

This Agreement constitutes the entire Agreement between the parties and supersedes any prior understanding or Agreement, whether written or oral, concerning the subject matter of this Agreement.

3. Rights Granted

3.1 A non-exclusive, limited right and license, without transfer of title or proprietary interest in the Property, to use the real estate located at (state the address) (the "Property") for residential purposes or business activities.

3.2 The right to enter the Property and use it for the agreed-upon purpose.

3.3 The right to make improvements on the Property, including any necessary repairs.

3.4 The right to sublet a portion of the Property or assign parts of the Agreement.

3.5 The right to install critical mechanical, electrical and plumbing systems.

3.6 The right to make changes to the interior or exterior of the Property, provided such changes do not damage or devalue the Property.

3.7 The right to install signage on the Property under local ordinances.

3.8 The right to advertise space availability at the Property for rental purposes.

3.9 The right to use standard amenities and services such as a pool or parking lot.

3.10 The right to access the Property and related facilities at reasonable times during regular business hours.

3.11 The right to use the Property for other lawful activities, provided such actions do not conflict with any local laws or regulations.

3.12 The Licensor reserves all other rights related to the Property.

4. Miscellaneous

4.1 Transfers

4.1.1 This Agreement, and all rights granted hereunder, are transferable only with the written permission of both parties.

4.1.2 If the Licensee transfers the Agreement without notifying the Licensor in writing and providing the Licensor with a copy of the transfer agreement, the Licensor shall have the right to terminate this Agreement and demand payment of any unpaid rent.

4.2 Warranty

4.2.1 The Licensee is responsible for any repairs and maintenance required during the term of this Agreement.

4.2.2 The Licensor warrants that the Property is free from any encumbrances and that the Licensee has a right to use the Property as stated herein.

4.2.3 The Licensor makes no other warranty, expressed or implied, regarding any aspect of the Property.

4.3 Liability

4.3.1 The Licensee shall not use the real estate license, which would violate any laws or regulations of any applicable jurisdiction.

4.3.2 The Licensee agrees to hold harmless the Licensor from all claims, damages, liabilities, losses and expenses arising out of this Agreement.

4.4 Dispute Resolution

4.4.1 When faced with a disagreement, both parties must strive for mutual understanding and seek peaceful resolutions to promote harmony.

4.4.2 If the dispute escalates, it shall be under (state what the Agreement shall be construed and governed by).

4.5 Severability

4.5.1 If any provision of this Agreement is held to be invalid, illegal, or unenforceable in any respect, such invalidity, illegality, or unenforceability shall not affect any other provisions of this Agreement.

4.5.2 This Agreement shall be construed as if such invalid, illegal or unenforceable provision had never been included.

4.6 Confidentiality

4.6.1 The parties agree to keep all information regarding the terms and conditions of this Agreement confidential.

4.6.2 No party shall disclose, discuss or publish any information concerning this Agreement without the prior written consent of the other party.

4.7 Amendment

4.7.1 All amendments or modifications to this Agreement shall be in writing and signed by both parties.

4.7.2 No verbal amendments shall be recognized as valid.

4.8 Force Majeure

4.8.1 The inability of either party to perform its obligations under this Agreement shall not be deemed a breach of contract if such inability arises due to causes beyond the reasonable control of the affected party.

4.8.2 Acts of force majeure include acts of God, wars, riots, civil disturbances, pandemics, floods, or other natural disasters.

4.8.3 In such cases, the affected party shall be excused from performance for as long as such cause continues to exist.

4.8.4 Once its effects have ended, the party must resume its obligations under this Agreement.

4.9 Jurisdiction

4.9.1 This Agreement shall be interpreted and enforced under (state what the Agreement shall be construed and governed by).

4.9.2 The Parties agree to submit to (state what the Agreement shall be construed and governed by) for any action or proceeding arising under this Agreement.

4.10 Term and Termination
