  • Depending on your lease agreement, you can write a notice of moving out and send it to your landlord via email or post. You’ll want to ensure that you provide your notice in advance to avoid incurring additional months of rent. The notice itself can be short. Detail your intent to leave the property and on which date the property will be vacant. You may also want to include a request for a leaving inspection if this is required in your tenancy. 

  • A notice to vacate template is a standard form that tenants use to notify their landlords of their intention to leave the property. On the flip side, a landlord may also issue a notice to vacate to the tenant if they require the property to be returned before their contract expires. 

    These notices give both parties advanced written warning that the contract is ending. That way, the tenant has time to find a new home, and the landlord has time to find new tenants.

  • If you are a tenant, you must provide a notice to vacate if you wish to end your tenancy. In your original lease agreement, you will find the notice period your landlord requires (30 days is a common notice period). You will need to provide a notice to vacate before this notice period; otherwise, you may find yourself having to pay additional rent. 

    For landlords, a notice to vacate is needed whenever you require the property back. You should provide the tenant with plenty of time to find themselves a new place to live.

  • There are four common types of notices to vacate, split into two categories: ‘Notices to Vacate’ and ‘Cause Notices to Vacate.’ Cause Notices to Vacate can be sent from either the tenant or landlord and will often be used in circumstances where there has been a breach of contract. This might include a landlord not keeping up with repairs or a tenant not paying rent on time. Standard Notices to Vacate don’t have a negative reason attached and are typically just for when a tenant has found somewhere else to live or the landlord needs the property back. 

  • Whether a text message counts as a written notice to vacate will depend heavily on your tenancy agreement and your relationship with your landlord. Generally, it is better to provide this information in an email or letter. You can then follow up with a text to ensure they have received your notice. For landlords serving a notice to vacate, you should make sure your tenant receives written notice via email or official letter.
